Personal Comments on the School Districts that Serve Seis Lagos
Note: A lot of people are asking me about the Wylie ISD schools because all of phase IV
is in the Wylie Independent School District, and phase IV is attracting a lot of new home
buyers to the area with the lots available for custom build-to-suit. I have a lot of clients that
love the Wylie ISD school district and actually request it as their #1 choice. My suggestion
is do your own independent research and decide where you believe your own children would
be happier and receive the most support...don't just take another person's opinion. Do your
own research and visit the schools if you can. I have a Master's Degree in Business with
a double major in Education from Texas A. & M. Univerisity-Commerce, and have taught
school there as well as later at the high school level at two cities in the Metroplex, and
have been even invited back in recent years to teach for Texas A. & M. as both an
educator and consultant of the real estate industry because of my almost 28 years of
experience in the industry and my reputation with the Texas A. & M. faculty from my
early years prior to beginning my real estate career.
As a trained educator, I know that not every school or any one district is best for
every child. Some districts are best suited for the high academic students; and some have
excellent programs for those with learning disabilities as well as physical handicapped
disabilities; but often some districts that are inspiring for the high achiever are not always
the best for every student that may be more in the middle; your above average learner
or even more in the largest group which is classified as the average learner on the bell
curve or "learning curve" used by educators to group children by learning abilities
from educational test scores. It is well-documented by educational studies that some
of those children classified "above average and even more so for the average group"
frequently become challenged and discouraged when placed in districts or public
school environments where there is too much emphasis and attention on the high
achievers or those children classified as "gifted and talented" by academic testing
standards, and those students may not learn to their full potential or adapt as
well because they get somewhat overlooked or lost in the high academic school
environment which tends to be more competitive especially in the higher grades.
I used to teach in the Plano Independent School District in the late 70's and
have good experience in public school education and this situation. Plano ISD
was always a great district for the "gifted and talented," and had one of the best
educational systems in the United States for those with learning disabilities
and physically handicapped disabilities. Many of my close friends over the
years have been and still are educators and administrators, and they still tell
me it has not really changed that much, and that it is not uncommon for some
of the average students in the middle group, with basically, average learning
ability to have difficulty adjusting well in districts that have a higher percentage
of high achievers and this will normally start to show up even more in the
higher grades as behavior problems.
There is no denying that some districts like the Lovejoy ISD that are
"Exemplary" as was recented reported by the Texas Education Agency
again in 2007, are indeed excellent school districts offering good advantages
for many children, and most of my past clients that live in the Lovejoy District
tell me they are pleased with the Lovejoy Schools and they are very committed
to wanting Lovejoy ISD for their children. It has been my experience that the
Lovejoy ISD system does offer many excellent opportunities for their students,
especially in the elementary school grade levels, which was what they had always
been until 2006. Prior to the new Lovejoy Middle School and Lovejoy High
School opening in 2006; Lovejoy ISD was a district of only elementary school(s)
for many years with all the other grades going into Allen ISD which was also
rated as an "Exemplary District" for most of that time, In addition, prior to
the last 10 years with the development expansion beginning with the first new,
large residential development in Lucas in 10 years, the original "Huntwick"
subdivision in 1996 and followed by Forest Creek Estates and others in 1997,
both listed and sold exclusivley by Jeanie Elliott REALTORS at those times,
the Lovejoy ISD had always been only one elementary school. Thus, there was
only one elementary to evaluate or test by the TEA standards for many years,
and even today the districts performance is still in the early stages of their
growth and transition cycle while they are making the change over to have
all their own schools and be fully separated from Allen, Texas, and Allen ISD
as some students are still attending the Allen High School.

My congratulations to Lovejoy ISD this year for making the "Exemplary"
rating by TEA for all their schools and wishes for continued success as the
transistion and growth continues while growing the district with more schools
in the future.
However, the TEA ratings are not the only factor to consider, and a good
number of my other past and present clients tell me they have moved their
children from schools in the Lovejoy ISD, Plano ISD, McKinney ISD,
Allen ISD, and other districts, for various reasons to other schools including
those in the Wylie District and their children are happy and actually doing
better in their particular Wylie School now than before. So, all I am saying
is that it is an individual decision and there are cases in favor of both districts
that serve the Seis Lagos Community as being both excellent school districts
and choices depending on each family, their children and their specific goals
or what is most important to them. The Wylie School District also has many
children with high academic abilities, and they also have more schools overall
to prepare and evaluate with 15 schools and more opening soon. I am told by
educators that it is more difficult for a large district with many schools to
receive a "recognized" or "exemplary" rating than it is for a smaller district
similiar to Lovejoy ISD which has fewer schools and students to prepare and
evaluate. So, although the Wylie School District is still not large by any means
when compared to a district like Plano, Frisco, Allen, and Mckinney, it is
indeed much larger than Lovejoy ISD at this time and more difficult to
compare the two districts based on test scores alone.
For 2007, the Wylie ISD rated overall equal to and as high as Allen, Frisco,
Plano, and McKinney schools , and these districts are all excellent school
systems even though they all were also rated as "acceptable" by the TEA
for 2007, the same rating as the Wylie ISD, and have been known as
award-winnning schools and districts for many years.

So as far as the Seis Lagos area, do yourself a favor before eliminating a great
house at an excellent value because someone tells you one school district is the
best or the "The Right Choice" for your children over another; and do the
research and visit the schools where your children would go before deciding.

History of Seis Lagos communities & Jeanie Elliott REALTORS
Until now, I just had not taken the time to do the research, but was confident the total
sales for my firm in Seis Lagos was well over 100+ because I listed and sold all the
estate lots in Seis Lagos, phase II, which was 57 properties as well as the last 5 lots
in phase I, which I SOLD twice and some three times, bringing the custom home
site sales total to at least 70+ and most of those I sold from 1996 to 2002 were SOLD
exclusively where I procured the buyer for my own listings. Adding that to the many
homes I have SOLD in phases 1, 2, and 3 since 1996, which includes most recently
23 home sale transactions in phase III and some in phase I, from the beginning
of 2004 through 2007, and some of those again I both listed and sold.
The purpose of which should support the fact that I have an established, tract record
in the Seis Lagos Community, and truly believe it is a great place to live or would
not be able to recommend, show, and sell it to my clients or even want to.
Also, some people have asked why I don't live in Seis Lagos since I sell there.
I have owned property there before, but have personal, family reasons why I
basically can't at this time in my life. Although, I do like the community very
much it has been my experience that it is the type of community that is best for
families with children at home as it is serviced by excellent schools; retirees that
stay home much of the time and enjoy being away from the busy city lifestyle,
and empty-nesters or self-employed small businesses that work from home and
that don't really have the type of schedule or employment responsibilities that
require them to commute several times a day or week, the way I normally have
to for my work.
Because of my irregular and long hours, I find myself running errands and
doing shopping, etc. late at night, and there is still very limited shopping near
the country communities in these smaller rural communities like Seis Lagos.
I have often said, when there is a four-lane, direct route to Seis Lagos from
Plano, with some late night, stop-overs for emergencies, etc., I would love to
move there some day. But for now, I generally can't go home at a specific
time every day and stay home which is more typical of the country lifestyle.
It is just does not work well for a busy realtor's unpredictable lifestyle, where
I am frequently on the road taking care of business in the late hours and
needing to meet deadlines. However, I do have a long tract record in Seis
Lagos, and understand the area better than most newcomers or next-door
neighbors that might live there, but lack the experience and skills of the real
estate business, and learning the business at their neighbors expense. And
although it is possible to get a "fast start" in this business when the ecomony
is expanding and some new agents that are determined to learn it well and
willing to work hard do succeed in the fast moving type of markets like those
we have experiened in past years even as recently as 2005, when everything
was selling relatively quickly; it is just not the best reason for agent selection
and especially not for the type of market we have today.
Today's market is totally different for those we had just a couple years back,
but not one that is not similiar to several others in the past that I have already
worked in and experienced. In the past 27+ years, I have sold real estate in
both sellers and buyers markets, both fast-moving and slow; and began my
real estate career in an economic downturn as well as my own business in
one of the worst real estate markets in U.S. history. All of my experience has
been in the Collin County and surrounding areas with heavy emphasis on
Lovejoy ISD, Allen, Plano, Lucas, Fairview, Wylie, and the Seis Lagos
community which is like a small town in its own way. I did not transfer
in from another part of the courtry where I got most of my experience,
nor did I start out in the commercial real estate business, and switch to
residential later on. All of my experience has been in these area and in
the residential real estate business, full-time, without gaps to do something
else because times were tough or sales were more difficult to make.
For today's market you need an agent with a lot of real estate experience, not
in just in the number of years but also in number of transactions, as well as
one that knows the areas where you are buying or selling and has a proven
tract record in those areas.
As far as being a Top Agent in the area recently, for both 2006 & 2007...
look at these facts and don't be mislead by a newcomer or neighbor just
because they live in the community and are your neighbor:

sale in phase III that is not a "foreclosur" home which basically will sell themselves even with the most
-
passive and inexperienced agents sign in the yard. (This is a fact, foreclosurs are "easy to sell." and take little or almost
-
no skills or experience as most sales are "buyer beware" and only offered and sold in "as is" condition.) Bascially, the buyer
-
takes ALL the risk and only gets a "special warranty deed" from the lender not a "general warranty deed which is the
-
only way to LIMIT YOUR RISK for future problems is to buy and demand you get a "general warranty deed" or you are
-
getting real estate that can later have problems with liens on the title and you have no guarantee to cover the losses; meaning
-
you most likely will have to pay an attorney the going rate of $250 to $350+ an hour to get you out of a mess when you resale
-
which can result in lots of delays and extra costs, because there is just no way of knowing how long it is going to take to
-
solve title problems and issues that generally you don't know about until later on when your property goes into title again.
-
Most of the time you will not be aware of this until you get ready to resale and close, and they call you to let you know there are
-
situations or unresolved issues left over that you were not aware of when you closed on the property originally.
-
I have seen in many times, especially when the owners did no work through a knowledgable and experienced broker
-
to represent them when they originally purchased the property. One of the "red flags" is that you must use a specific
-
escrow agent that the lender has "connections" through. So, if you are determined you want a "REO" or foreclosure,
-
just be prepared that you need a nice "nest egg" put back for unexpected things that are bound to happen.

Listing Service (NTREIS) in Seis Lagos in 2007 & 2006 with an average sales price

of at least $500,000 for the 2 years combined.

in Seis Lagos or other areas, and not already in an exclusive relationship with another

There are different types of real estate services and some, may or may not be right
for everyone; but you owe it to yourself to hear the facts from someone knowledgable
enough to explain it to you that has a long-term tract record; not a newcomer or
someone that has only been out of real estate school a short time, or even in the
business for a few years, with limited sales and experience to relate and
thoroughly understand the differences themselves. I am amazed at how my
people go into the business, get licensed, maybe sell their own house or even
a couple of properties, and all of a sudden they think they are an "expert."
Don't be so naive, the business is a lot more complex than that, and it has a
very high dropout rate to show for it, per the National Association of
REALTORS, "over half the newly licensed agents leave the industry within
their first two years." Just think about it...how many people do you know
or have met that "used" to be in the real estate business.
With almost 28 continuous years experience in the real estate business, if you are
in the market to sell or buy in Seis Lagos, or any ot the other areas where I
have specialized and actively work, give me to call before you decide on your
choice of brokers/agents and hear what the options are by an experienced broker,
not a newcomer or part-timer to the industry that is learning the business at your
expense! If you are considering listing with a neighbor or because they live
closeby then you owe it to yourself to get the facts from a broker/agent with a
long-term record of closed sales in your area which will save you much time
and money in today's market conditions.
