In addition, my experience in larger land tracts reaches into Northern Collin County up to the Grayson County line and even further North to Southern Oklahoma where I grew up on beautiful acreage and still visit other family members that are either Texas or Oklahoma Real Estate Brokers and that are in the real estate land business near Lake Texoma, Durant, and Ardmore, Oklahoma or in the Oklahoma City areas.
I have the advantage of being an independent broker-owner without any affiliations that influence my consultation with my clients. This enables me to add a higher level of sincerity and integrity to my adept expertise in working with the clients I represent and enables me to be candid in reviewing and comparing the properties my clients are viewing, considering and requesting personal guidance.
My personal policy is to not sell any client a home that I would not buy myself if my needs and circumstances were the same; and I share this with my clients prior to contract. If the clients wants to go ahead and buy the property regardless of my recommendations...then this is the clients decision. But, I will not sell a client a home unless I have reviewed both the pros and cons so the client can make an informed decision prior to contract and closing.
I keep track of every home, lot and tract of land for sale in the area. In many instances, I know of properties that aren't even listed on the area Multiple Listings Service (MLS). I have been a member of THE METROPLEX (GREATER DALLAS) ASSOCIATION OF REALTORS SINCE 1980; and have access to all listings in the North Texas Real Estate Information Systems network (NTREIS), which is the Multiple Listing Service (MLS) for all the above areas. I am one of the only independent, broker-owner offices that is still active in both my company management as the designated broker of my business and also provides buyer representation and seller representation services to home sellers or home buyers in sales and purchase transactions working one-on-one with my clients which is what I thoroughly enjoy!
