 In my opinion, and based on my experience with sales in Lovejoy ISD, the best time of the year to list your home for sale and put it officially "on the market" for sale is no sooner than the beginning of Daylight Savings Time, and no later than two months after that date.  This year in 2011, Daylight Savings time begins on Sunday, March 13. Typically, the largest majority of the homes that sell do so during the Daylight Savings times period annually, which ends on November 6 in 2011.  However, in our area, there is still some end of the year sales that occur through Thanksgiving and the week following the Thanksgiving break.  However, after that, the months of December through February, the sales activity is normally a much slower market, and the showings that sellers do normally see are more from local homeowners that are just starting to look, and waiting for a later date to actually make a purchase and move.  Of course, here are always some homes sales throughout the year, depending on  level of motivation of sellers and buyers needs to do so and the pricing and market conditions, etc., but typically after Thanksgiving and prior to the beginning of Daylight Savings time is the off-season when inventories are down, and there is not as much demand at that time of the year from fully qualified buyers that need to move during the Winter months. 

In those areas of Collin County, Texas, that have the top school ratings by the TEA, Texas Education Agency, such as Lovejoy ISD, Prosper, Celina, Frisco, Allen, and Melissa, TX,  the timing of many home sales is greatly influenced  by the ending of one school year and the beginning of another.  This highly affects the types and numbers of homes and properties that are in demand and appeal to families, especially those with school age children, and is the most desired season(s) and time period of the year for families to seriously shop for a home and relocate  from other areas of the Metroplex, other areas of Texas, as well as the entire country for the most part.
